Rental Contract

1. Tenant group:
The group of guests will be composed of the following maximum people (maximum X adults and X minors).
Please send an email with in Attachment of photos of valid identity documents of all guests in the group.
Note that outside guests are not permitted without permission from CLV and that the number of people occupying the property must not exceed the maximum occupancy of the property.

2. Rules from the short-term rental :
to. The Guest and the group of guests in general undertake to respect the rental rules of the house during their stay in the property and will ensure that anyone else who has permission from the guest to enter the property respects the same.
b. Smoking is not permitted inside any of our properties.
c. Pets are not allowed in the villa.
d. Parties and events are not allowed in the villas unless they are organized and/or promoted by CLV. No loud noises after 11pm.
And. No commercial activity is permitted, subject to the consent of CLV and the owner.
f. The Guest undertakes and is obliged to leave the structure in the conditions in which it was delivered, including furnishings and equipment in general.
g. The Guest must not cause any damage to walls, doors, windows or other parts of the property or take any action that could reasonably be considered as a nuisance to the owners or any occupants of adjacent or nearby structures.
h. The Guest must take the necessary measures to protect their personal effects during their stay at the property.

3. Included in the short-term rental fee:
– Water, gas, electricity, internet, Bed linen and towels for each room.
– Weekly cleaning for n.2 hours, change towels included and Bi-weekly linen change.
– Use of all accessible appliances washing machine, dishwasher,
– Use of the entire garden surface and outdoor parking spaces.
– Final cleaning, ordinary garden maintenance and city tax.
– Cot (with sides) and high chair available upon request.
– Additional services i.e cleaning and linen change available at an extra charge subject to availability.

4. Security Deposit:
The security deposit of €2’000 (held/refundable) is made to CLV as a guarantee during your stay. CLV will issue the relevant receipt and will return it to the customer within three days after check-out if no damage has been found. In case of any damage to the property or furnishings, it must be presented with detailed photographic documentation and quantified immediately. The security deposit can also be used for partially or fully to compensate any situation that requires excessive cleaning and any other costs incurred by the Owner due to the guest’s stay.

If the premises appears dirty or any damage found upon check-in, the guest must notify CLV immediately.

5. Cancellation Policy:

In case of cancellation by the guest, the following terms and conditions apply:
A percentage of the total price of the reservation will be refunded for cancellations if communicated before the following number of days before arrival: 70% before 120 days, 30% between 119 days to 61 days, 0% within 60 days or in event of a no show.

6. Access to the property:

The Guest must allow access to the property to CLV representatives and any maintenance workers for the purposes of repairs, inspections and ordinary and extraordinary maintenance.
CLV Company exercises this right of access reasonably and with due notice.

7. Insurance policies:
The owner holds an insurance policy to protect the property.
It is recommended that guests have traveler’s insurance.

In any case the guest is responsible for ensuring that all people included in the booking have tourist insurance coverage (which covers cancellation, delay of flights, loss or damage to baggage and other personal effects) and health insurance coverage (which cover any evacuation or repatriation costs).
In this rental contract, the responsibility for any accidents to people and/or objects lies with the guests.

8. Release Of Liability:

Ex art. 1176, paragraph II, and 1218 of the civil code and consequent relief of accessory liability to the short-term rental contract
a. The Guest declares to have examined the state of the premises and to also know, thanks to the photographic and descriptive material, the dangers that would arise from use left to the aforementioned subjects without adequate and competent supervision by parents or third parties however appointed for this purpose or whoever takes their place.

Therefore, by signing this document The Guest INDEMNIFIES

b. The CLV company and the Property from any civil, criminal and administrative responsibility regarding any accidents, however occasional, to adults, elderly people and /or children, which may occur in the use of the entire real estate complex and, in particular, to merely by way of example, of stairs, swimming pools, terraces, slopes and the house in general.

c. The full and unconditional indemnity indicated above, pursuant to law and contract, operates fully and unconditionally both towards the CLV company and towards the Property.

Therefore:
d. The Guest irrevocably renounces as of now, by signing this agreement, not to request any compensation for any event, title or reason that may happen to himself or his relatives, family, friends, employees, collaborators, during the rental period .

Pursuant to and for the purposes of articles 1341 et seq. of the civil code, the lessee specifically signs pursuant to art. 1341, paragraph II, of the civil code the above clauses referred to in points a, b, c ,d.

11. Personal data protection:

12. Jurisdiction:

Making the reservation implies that the rental contract and the rental rules have been understood and therefore accepted without reservations and exceptions.

The parties agree to the terms of this Short-Term Rental Agreement, as evidenced by the signatures below.
